What the service is

Electrical first fix (cables, back boxes, downlight positions, extractor supplies, cooker point, appliance circuits, underfloor heating supplies) and second fix (sockets, switches, downlights, extractor fans, hobs, ovens, mirrors, shaver sockets) for kitchen and bathroom renovations. All to current 18th Edition and BS 7671 zone requirements.

When it's needed

As soon as your kitchen or bathroom design is drawn up — first fix has to happen after the room is stripped back and before the plaster / tiles go on, so booking early avoids delaying the whole project.

Why professional help matters

Kitchen and bathroom electrics have to hit specific zone requirements (bathroom especially: Zone 0, 1, 2 with corresponding IP ratings), correct RCD protection, and often dedicated circuits for high-load appliances. Getting this wrong turns a lovely new bathroom into a nuisance-tripping headache, or worse.

What happens if it's left

• →Once tiles are on and units are fitted, changing a socket position requires ripping half the room back out — the cost of moving a socket after second fix is often 10x the cost of getting it right at first fix.
• →An underspecified kitchen circuit trips whenever the kettle and toaster run together — annoying at breakfast, expensive to fix later.
• →Non-IP-rated fittings in a bathroom Zone 1 or Zone 2 are an immediate C1 fail on the next EICR and are also an active shock risk.
• →Missing or undersized bonding in a bathroom is one of the commonest EICR failures on renovated properties.
• →A cheap extractor undersized for the room means condensation, mould, and eventual re-decoration.

Common mistakes to avoid

• ×Asking the joiner or plumber to 'just move that socket' after tiling — this almost always creates hidden junction boxes with no future traceability.
• ×Buying downlights and extractors on price alone without checking IP rating, fire-rating and lumen output for the room.
• ×Not planning worktop sockets around the actual appliance layout — kettle, coffee machine, toaster, air fryer all wanting to be in the same corner.
• ×Skipping a dedicated circuit for the electric shower or oven and running it off an existing loaded circuit.

Kitchen Circuits

Ring final for general worktop sockets, dedicated radial for high-load appliances (oven, hob, dishwasher, washing machine depending on layout), separate lighting circuit split between task and general lighting, plinth or under-cabinet lighting on its own switched supply.

Kitchen Sockets

Worktop sockets planned around appliance positions, USB-C where useful, dedicated switched fused spurs for hard-wired appliances (dishwasher, washing machine, waste disposal, boiler). Cooker switch positioned above worktop, away from the hob.

Bathroom Zoning

BS 7671 defines Zone 0 (inside the bath / shower), Zone 1 (above bath / shower up to 2.25m) and Zone 2 (extending 0.6m from Zone 1). Each zone has a minimum IP rating for accessories, and a 30mA RCD is mandatory on any circuit passing through these zones.

Bathroom Lighting & Extraction

IP65 downlights minimum in Zone 1, correctly rated LED drivers, mirror lighting with integrated demist where specified, and an appropriately sized extractor fan (typically 15 l/s minimum for a domestic bathroom) with humidity sensor and run-on timer.

Underfloor Heating

Dedicated supply, correct RCD protection, floor probe wired back to a thermostat in a suitable dry location. Coordinated with the tiler so cable runs are marked before adhesive goes down.

What Is And Isn't Included

Included: all electrical first fix and second fix, testing, certification, and coordination with your other trades. Not included: tiling, plumbing, plastering — Electrust is an electrician, not a general refurbishment contractor, which keeps the electrical work at the standard it needs to be.
