What the service is

A full rewire replaces every cable, back box, socket, switch, light fitting mount and consumer unit in the property. A partial rewire (also called a section rewire) replaces the highest-risk or highest-use circuits — typically the kitchen, bathroom and upstairs lighting — while retaining sound existing circuits.

Who it's for

Owners of properties built before 1975 with original wiring, buyers of ex-rental properties with a long history of patch-work, homeowners undertaking a major renovation, and anyone whose EICR has come back with multiple C2 observations across several circuits.

When it's needed

Rubber-insulated cables, cloth-sheathed cables, VIR (vulcanised india-rubber) or lead-sheathed circuits are past end of life and should be prioritised. Round-pin sockets, old brown 3-pin sockets, and mixed cable types visible in the loft are strong indicators. A rewire is also the ideal moment during any full renovation.

Why professional help matters

Old wiring degrades from the inside out. Insulation resistance drops, terminations loosen, and PVC sheathing on 1960s–70s installs eventually cracks and crumbles. A rewire also brings the whole installation up to current 18th Edition standards, adds capacity for EV, heat pumps and solar, and typically adds meaningful value to the property.

What happens if it's left

• →Cable insulation degrades slowly — a house with 60-year-old wiring can pass a visual inspection and still be metres away from a fault in the loft.
• →Patch-work rewires (kitchen only, bathroom only) done piecemeal by different electricians over decades usually leave hidden junctions in ceilings and walls that no one has documented.
• →Trying to add an EV charger, heat pump or induction hob to an old installation frequently uncovers undersized tails, missing bonding and inadequate earthing that all need remedying first.
• →Selling a house with obviously ancient wiring — visible in the loft or under floorboards during survey — reliably triggers a price renegotiation.
• →Insurers can and do reduce fire-claim payouts where the installation was demonstrably out of date.

Common mistakes to avoid

• ×Rewiring only the kitchen or only the bathroom and leaving the rest — the weakest circuit still limits the safety of the whole installation.
• ×Insisting on 'no chasing anywhere' — modern surface-cable-only rewires exist but genuinely look worse and add cost.
• ×Trying to rewire a house while people are still living in every room — realistic phasing saves huge amounts of stress and money.
• ×Choosing the cheapest quote without checking if it includes a new consumer unit, certification, making-good of plasterwork, and post-rewire testing.

Cabling & Cable Routes

Twin-and-earth PVC cabling to current standards, sized correctly per circuit (1.5mm² lighting, 2.5mm² sockets, 6mm² cooker, 10mm² shower, 6/10mm² for EV charging). Runs planned to minimise chasing, using floor voids, loft space and cupboards where possible.

Circuits & Layout

Modern layouts split lighting into upstairs / downstairs, sockets into upstairs / downstairs / kitchen, plus dedicated circuits for cooker, shower, immersion, garage, garden, EV charger and any home office / server load. This is what allows every circuit to sit on its own RCBO in the new board.

Consumer Unit

A new 18th Edition Amendment 2 metal-clad consumer unit is standard on every rewire, sized for the new circuit count plus 20% spare capacity, with SPD (surge protection) fitted where appropriate.

Full vs Partial Rewire

Full rewire: every circuit replaced. Partial rewire: highest-risk circuits (kitchen, bathroom, downstairs sockets) replaced while sound circuits (recently rewired lighting, for example) are retained and tested. Partial rewires are always accompanied by an EICR of the retained circuits.

Making Good

Chased channels are filled with bonding plaster and left ready for skim / decoration. Full plasterer skim and decoration are typically handled by the customer's own trades — coordinated with our schedule rather than included in the electrical quote.

Living-In vs Empty Property

Empty-property rewires are quicker and cheaper. Occupied rewires are entirely doable and add roughly 20% to the timeline for careful phasing, dust management and daily reinstatement of essential power.
